SECTION III - Q.3: Answer any 2 (two) of the following situational problems, along with relevant case laws (12 Marks - 6 marks each)

1. Q15 The Collector has published the declaration in connection with acquisition of land for a train station near Mulund. Pursuant thereto, the Collector sends notices for the proposed hearing and enquiry. (i) Who has to be sent the notice for the proposed hearing and enquiry? (ii) What are the contents of such a declaration? (iii) Within how much time from the date of publication of the declaration does the award for acquisition of the land have to be passed?
2. Q16 Sunil sold his farm house situated at Karjat to Anil for Rs. 6,00,000/- (Rupees Six lakhs only). Anil paid the full amount to Sunil and, pursuant thereto, the Sale Deed was executed by both of them. (i) Is the said Sale Deed required to be registered? (ii) Who is liable for payment of the stamp duty on the said Sale Deed, and to what extent?
3. Q17 Mihir has purchased an agricultural plot of land near his factory, in Bhiwandi. Mihir is not an agriculturist and has purchased the land to construct a godown for storing the products manufactured at the factory. (i) Is Mihir entitled to purchase an agricultural plot of land for construction of the godown? Explain with reasons. (ii) What are the consequences if Mihir does not construct the godown for 8 years after having purchased the agricultural land?
4. Q18 Govind owns 15 acres of dry crop land in Mumbai. Govind is now proposing to acquire some more dry crop land in Mumbai. (i) In the aforesaid circumstances, can Govind acquire additional dry crop land? (ii) What is the ceiling limit for the above class of land under the provisions of the Maharashtra Agricultural Lands (Ceiling on Holdings) Act, 1961?

SECTION IV - Q.4: Write explanatory answers to any 2 (two) of the following (24 Marks - 12 marks each)

1. Q19 Critically analyze the activities permissible in the various Coastal Regulation Zones.
2. Q20 Discuss in detail the grounds on which a landlord can recover possession from the tenant under the Maharashtra Rent Control Act, 1999.
